  • You must decrease your EnerGuide Rating by at least 20 GJ/year.

Greater or equal to 200 GJ/year:

  • You must decrease EnerGuide Rating by at least 45 GJ/year.
  • The EnerGuide Rating after upgrades must be less than 250 GJ/year.

Eligibility requirements

  • You must have a Sagen-insured mortgage product.
  • You must have an EnerGuide Home Evaluation before and after your efficiency improvements are made.
    • Must provide a copy of the first page of the pre-upgrade and the first page of the post-upgrade EnerGuide Home Evaluation reports prepared by the Energy Advisor.
    • Sagen must receive all mortgage insurance premiums and fees prior to issuing the partial premium refund.
  • Home must meet all minimum energy efficient program requirements based on your date of application for mortgage insurance.
  • The date of the premium refund application cannot be greater than 24 months from the closing date of the mortgage.
  • All supporting energy efficient documentation cannot be greater than 5 years old.

  • The percentage refund is based on the amount of premium paid on the Sage insured loan at the time of funding.  In the even a borrow is utilizing Sagen’s Portability Program to port an existing mortgage to a new energy-efficient home, the percentage premium refund would only be applicable to the increase in loan amount.
  • If you purchase an energy efficient existing home that was built to eligible building standards, you may be eligible for a refund on your mortgage loan insurance. Visit Sagen for more information.

  • Application must be submitted within 24 months of the closing date of the mortgage.
  • Supporting energy efficiency documentation can be no more than 5 years old.

How to apply

  1. Complete a pre-upgrade EnerGuide Home Evaluation before you begin your efficiency upgrades.
  2. Complete your recommended upgrades.
  3. Complete a post-upgrade EnerGuide Home Evaluation after you complete all of your efficiency upgrades.
  4. Compare your pre- and post-upgrade EnerGuide Ratings to determine your eligibility for the Sagen Energy-Efficient Housing Program of 15% or 25% Mortgage Insurance Premium refund.
  5. Apply online or download and complete the PDF version to apply by mail.
  6. Refunds are processed and mailed within 30 business days of receipt of application.
